</div></div>The Asset Management Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties.&nbsp; &nbsp; Position Overview: Reporting to the AVP, Operations Public Markets, the Superintendent is a supervisory field position responsible for overseeing the Operations and Maintenance (O&amp;M) of City-owned public markets within the NYCEDC Asset Management portfolio, including Essex Market, Moore Street Market, La Marqueta, Arthur Avenue Market, and other assets as assigned. This is a full-time, on-site position with a primary duty station at Essex Market. The role requires 24/7 on-call availability and may include weekend and holiday coverage.&nbsp;

Essential Duties and Responsibilities:

Maintenance &amp; Repairs &nbsp;

<ul>

<li>Perform preventive maintenance, repairs, and emergency services on NYCEDC properties, including electrical systems, plumbing, HVAC, mechanical systems, carpentry, painting, masonry, and general repairs; perform in-house repairs when practical.&nbsp;</li>

<li>Coordinate with the property management team and EDC retainer contractors for repair and maintenance needs outside the scope of general repair; provide access and escort contractors during retained services and ensure contractors are accompanied by EDC personnel at all times when practicable.&nbsp;</li>

</ul>

Supervisory Duties&nbsp;

<ul>

<li>Oversee maintenance staff and contracted retainer personnel, including staff scheduling, performance management, coaching, mentoring, and employee development.&nbsp;</li>

<li>Promote a culture of accountability, professionalism, and continuous improvement; ensure adequate staffing coverage to support operational needs and compliance with all safety and operational procedures.&nbsp;</li>

</ul>

Training and Staff Development&nbsp;

<ul>

<li>Participate in training programs with the Public Markets Operations team to advance technical knowledge of building systems, life safety systems, maintenance practices, and facility management.&nbsp;</li>

<li>Provide ongoing coaching, mentorship, and on-the-job training to maintenance staff, including the Lead Mechanic.&nbsp;</li>

<li>Implement cross-training and succession planning initiatives, including training the Lead Mechanic to perform supervisory and administrative duties during the Superintendent’s absence.&nbsp;</li>

</ul>

Inspections &amp; Work Orders&nbsp;

<li>During snow events, coordinate logistics and work with contractors to ensure coverage; report on-site to coordinate with field staff and participate in removal activities.&nbsp;</li>

Qualifications:

<ul>

<li>High School diploma or equivalent&nbsp;</li>

<li>10+ years of experience in the maintenance and upkeep of commercial properties&nbsp;</li>

<li>Working knowledge of construction and repair techniques.&nbsp;&nbsp;</li>

<li>Demonstrated knowledge of construction and repair techniques, including electrical, plumbing, HVAC, drywall, and associated trade equipment&nbsp;</li>

<li>Demonstrated knowledge of NYC Building Codes, Local Laws, and applicable regulations, including life safety systems, fire alarm panels, sprinklers, and standpipe control devices&nbsp;</li>

<li>Demonstrated supervisory skills, including safety oversight, staff scheduling, budget control, and employee development&nbsp;</li>

<li>Effective communicator with the ability to interact professionally with tenants, contractors, and stakeholders; demonstrated ability to resolve conflict&nbsp;</li>

<li>Proficient in handheld and desktop devices for work order input and documentation; working knowledge of Building Management Systems (BMS)&nbsp;</li>

<li>Knowledge of snow removal equipment and usage&nbsp;</li>

<li>Knowledge of life safety systems, fire alarm panels, readouts, sprinklers and standpipe control devices&nbsp;</li>

<li>Ability to lift and carry objects weighing from 25 to 55 pounds&nbsp;</li>

<li>Valid NYS Driver’s License (Class D) with a clean driving record&nbsp;</li>

<li>Ability to work in varied weather conditions, including heat, cold, rain, or snow&nbsp;</li>

<li>Ability to respond on-call 24/7&nbsp;</li>

<li>New York City residence within 180 days of hire&nbsp;</li>
