<p><strong>The Lead Maintenance Technician (Maintenance Supervisor) </strong>oversees the day-to-day maintenance operations of the apartment community and achieving property maintenance goals.</p>

<p>Your focus is ensuring that the apartments, common areas and grounds are properly maintained, managing turn-key operations and scheduling and leading repair/renovation work of both maintenance employees and outside contractors.</p>

<li>Managing the maintenance operations and compliance with all state, federal and local laws, rules, and regulations</li>

<li>Regular inspection of property to ensure required maintenance and repairs are completed</li>

<li>Ordering, purchasing, and maintaining sufficient inventories of tools, parts, and supplies</li>

<li>Scheduling maintenance members their daily, weekly, and monthly forecasted workloads</li>

<li>Communication and contracting with third-party supplier partners</li>

<li>Monitoring and tracking service requests</li>

<li>Performing preventative maintenance work and turn-key operations</li>

<li>Ensuring the storage and maintenance shop areas are neat, well-stocked, clean, and organized</li>

<li>Completing monthly, quarterly, and yearly property inspections</li>

<li>Managing the maintaining of grounds, irrigation systems, interior structures, appliances, and exterior structures of buildings, pools and other common areas</li>

<li>Coordinate repairs/repairing of structural, mechanical and electrical systems, and HVAC systems</li>

<li>Adhere to property policies and inspecting of property safety and security</li>

<li>Develop service team; hire service team members</li>

<li>Work closely with the office staff and property Business Manager to ensure show-units and vacant move-in ready units are complete</li>

<li>Utilize software systems to track reports, inventory, and completed action items</li>

</ul>

<p><strong><u>Essential Needs for Harper:</u></strong></p>

<ul>

<li>Available Full-time, Monday – Friday with weekend availability as needed based on property needs, from 7 AM – 4 PM </li>

<li>Minimum of 3 years in an residential/commercial/apartment Maintenance and/or apartment Maintenance Supervisor role</li>

<li>EPA/HVAC certified</li>

<li>On-call</li>
